Bathroom plumbing rough-in inside an open wall

Is there a rough-in?

The first question in any basement bathroom is whether the house already has a rough-in: capped drain pipes in the floor, usually near the main stack, left by the builder for a future bathroom. If it does, the layout is mostly decided and the job is much simpler.

If it does not, the concrete floor is cut and trenched to run new drains to the main stack, with the right slope. Where that is not possible, an above-floor pump system is an option for a toilet and sink.

Permits for basement bathrooms

Adding a new bathroom with new drains and venting generally needs a City of Toronto building permit and inspections. Redoing an existing basement bathroom with fixtures in the same places usually does not. We confirm for your job before work starts.

Moisture and ventilation

Basements are damp. A basement bathroom needs an exhaust fan ducted to the outside, a properly waterproofed shower, materials that tolerate humidity, and attention to any existing moisture on the foundation walls before they are covered up.

Low ceilings and ductwork

Ducts and beams often run right where the shower or vanity wants to go. Bulkheads, shower placement and fixture height are planned around them, so the room does not feel squeezed.

Questions people ask before booking

How do I know if my basement has a rough-in?

Look for capped pipes coming up through the concrete, often near the main drain stack or the laundry area. If you are not sure, send us a photo.

Can I add a basement bathroom without breaking concrete?

Sometimes, with an above-floor pump system. It costs less to install than trenching but has a pump that needs power and maintenance.

Does a basement bathroom need a window?

No, but it needs mechanical ventilation, an exhaust fan vented outdoors.
